Optimum parcels
are non-conforming industrial sites or undeveloped sites surrounded by residential and/or retail community. Zoning can be industrial or commercial where rezoning can take place to multifamily residential; or existing multifamily zoning.
Preferred zoning is multifamily residential but the company will rezone from industrial or commercial zoning, as well in order to yield sellers the highest price for ground.
No site is too challenging! Constraints such as high tension wires, environmental contamination, active rail lines, floodplain can be worked around for the right opportunity. The company will pay cash or structure a transaction that suits the financial objectives of the land seller.
